AEW UK Real Return Fund purchases two industrial units for £6.1m

The AEW UK Real Return Fund is pleased to announce the purchase of two industrial warehouse units for £6.1m. The first is located in Denbigh West, Milton Keynes, and was purchased for £3.6m, reflecting a 6.3% initial yield. The second, a unit in Northbank Industrial Park, Irlam, was purchased for £2.5m, reflecting a 6.6% net initial yield.

The acquisition price reflects a net initial yield of 5.3% and provides the Company with a lease term of 15 years to expiry (no breaks) with three-yearly rental uplifts linked to RPI, capped at 3.5%.

The acquisition, which completed on the 28 December, reflects a net initial yield of 5.9% and provides a lease term of 32 years to expiry and 14 years to break.
